Privacy Policy

Rosales Family LLC operates sellmyunwantedland.com and whitemountainland.com. This policy explains what information we collect, why we collect it, and what we do with it. It applies to both websites.
Who we are
Rosales Family LLC is a family-owned land business based in Snowflake, Arizona. We buy vacant and rural land directly from owners, and we sell land to buyers for cash or on owner financing. Information you give us
We only collect information you enter yourself. If you request a cash offer for your land, we collect your name, email address, phone number, the property address and parcel number, your relationship to the property, your timeline, and any notes you add. If you contact us, we collect your name, email address, phone number, your message, and the parcel you asked about. If you purchase a property, we collect your name, email address, phone number, and mailing address, which are required to prepare the deed and closing documents. We do not ask for a Social Security number, date of birth, or bank account number through either website.
Payment information
We never see or store your full card number. Card payments are handled entirely by Square, Inc. Card details are entered into a secure field hosted by Square and sent directly to Square from your browser; they do not pass through our servers. We receive only a confirmation of the payment and the last four digits of the card. Square's handling of your payment data is governed by Square's own privacy policy at squareup.com/legal/privacy.
Information collected automatically
Our sites are hosted on Cloudflare, which records standard server request data such as IP address, browser type, and the pages requested, for security and reliability. If website analytics are enabled, we use Google Analytics to understand which pages people visit and how they arrive. Google Analytics sets cookies and may collect a truncated IP address and general location. We do not use advertising cookies, we do not run retargeting pixels, and we do not sell or share your information with advertising networks.
How we use your information
We use what you give us to respond to you, prepare and send an offer or a quote, prepare closing and deed documents, process a payment, and meet the recordkeeping requirements of a real estate transaction. If you check the box consenting to marketing messages, we may also send you occasional emails or text messages about available land. You can withdraw that consent at any time and we will stop, which is described below.
Text messages
We send text messages only to people who gave us their phone number and asked to hear from us, or who are in an active transaction with us. Message and data rates may apply. Reply STOP to any message to be removed, or HELP for assistance. When you reply STOP we stop marketing messages to that number permanently and record the request so it is not undone by a later import.
Who we share information with
We do not sell your personal information, and we never have. We share it only with the service providers needed to complete what you asked for: Square for payment processing, DocuSeal for document signing, Google for email and document storage, Cloudflare for website hosting, and a title company, notary, or county recorder when a transaction requires it. Each receives only what that specific step requires. We may also disclose information if the law requires it, or to establish or defend a legal claim.
How long we keep it
If you asked for an offer and no transaction followed, we keep your inquiry so we can recognise you if you contact us again, and so we honour any do-not-contact request you have made. If a transaction closed, we keep the transaction records for as long as Arizona law and ordinary business and tax recordkeeping require. You can ask us to delete an inquiry at any time.
Your choices
You can ask us what information we hold about you, ask us to correct it, ask us to delete it, or ask us to stop contacting you. Email sam@sellmyunwantedland.com or call 928-224-8264 and we will take care of it. There is no form to fill out and we do not charge for it. Arizona does not currently give consumers a statutory data-access right, so this is something we offer because it is the right way to operate, not because a statute compels it.
Children
Our sites are meant for adults conducting real estate transactions. We do not knowingly collect information from anyone under 18. If you believe a child has given us information, contact us and we will delete it.
Security
Traffic to both sites is encrypted with HTTPS. Payment card data goes directly to Square and is never stored by us. Access to our records is limited to the owners of the business. No system is perfectly secure, and we will not claim otherwise.
Changes to this policy
If we change this policy we will update the effective date at the top of the page. Material changes affecting how we use information you have already given us will be communicated directly where we have a way to reach you.
