These terms govern your use of sellmyunwantedland.com and whitemountainland.com, both operated by Rosales Family LLC. By using either site you agree to them. If you do not agree, please do not use the sites.
What these sites are
sellmyunwantedland.com is where landowners request a cash offer for property they want to sell. whitemountainland.com is where we list land we own for sale, for cash or on owner financing. Both are operated by Rosales Family LLC, a family-owned business in Snowflake, Arizona.
Property listings are not offers
A listing on whitemountainland.com is an invitation to make an offer, not a binding offer to sell. Prices, availability, acreage, terms, and photographs are provided in good faith from county records and our own information, and may contain errors or become out of date. Nothing on either site creates a contract. A sale is binding only when a written purchase agreement is signed by both parties and any required payment has been received and cleared.
Cash offers we make to sellers
An offer we send you for your land is not binding until it is put in writing and signed by both parties, and it may be conditioned on title review, a survey, verification of property tax status, and confirmation that the person accepting is authorised to sell. If a title defect, an undisclosed lien, an unresolved estate, or a boundary problem appears, we may revise or withdraw the offer. We will tell you why.
Do your own diligence
Land is sold as-is, where-is. Zoning, permitted uses, road and legal access, utility availability, well and septic feasibility, flood designation, and setback requirements vary parcel by parcel and change over time. Zoning and other reference information on these sites is provided for convenience and is not a substitute for confirming current requirements with Navajo County or the relevant authority. You are responsible for satisfying yourself about a parcel before you buy it, and we encourage you to visit the land and to obtain independent professional advice.
We are not giving you legal, tax, or financial advice
We are a land business, not a law firm, an accountancy, or a licensed real estate brokerage acting for you. Nothing on either site, in our guides or articles, or in conversation with us is legal, tax, or investment advice. Inherited property, probate, back taxes, and capital gains all have consequences that depend on your own circumstances, and you should consult an Arizona-licensed attorney or a qualified tax professional about them.
Owner financing
Where we offer owner financing, the specific down payment, monthly payment, interest rate, term, and any fees are set out in the signed purchase and financing documents for that transaction. Those documents control. Any figure shown on a listing page or a calculator is an estimate for illustration and does not commit either party.
Payments
Payments are processed by Square. By submitting a payment you also agree to Square's terms. You confirm you are authorised to use the payment method. Refunds, where any apply, are governed by the signed agreement for that transaction.
Electronic signatures and communications
You agree that documents may be signed electronically and that an electronic signature has the same effect as a handwritten one. You agree we may communicate with you by email and text message about a transaction you have started.
Acceptable use
Do not scrape, copy, or republish our listings, photographs, guides, or articles for a competing commercial purpose. Do not attempt to interfere with the sites or gain unauthorised access to any system or account. Do not submit information about a property you have no authority over.
Our content
The text, photographs, guides, and articles on both sites are ours or are used with permission, and are protected by copyright. You are welcome to link to any page.
Limitation of liability
The sites are provided as-is. To the fullest extent Arizona law allows, Rosales Family LLC is not liable for indirect, incidental, or consequential damages arising from your use of the sites or reliance on information published on them. Nothing here limits any obligation we owe you under a signed purchase agreement, and nothing here limits liability that cannot lawfully be limited.
Governing law
These terms are governed by the laws of the State of Arizona. Any dispute relating to the sites will be brought in the state or federal courts serving Navajo County, Arizona.
Changes
We may update these terms. The effective date at the top of the page shows when they last changed. Continuing to use the sites after a change means you accept the updated terms.
